Why a Zestimate Misses on Custom Coastal Homes in Cardiff, Solana Beach, and Del Mar

What Zillow's own accuracy figures say, and how to price a custom coastal home with real comps
Nick Wright  |  October 29, 2026

A Zestimate often misses on custom coastal homes because Zillow's own published figures show a 7.20% nationwide median error for off-market homes, and its model leans on public records and comparable sales. In Cardiff, Solana Beach, and Del Mar, custom architecture, view corridors, and unreported remodels rarely appear in that data.

What Does Zillow Say About Zestimate Accuracy?

Zillow states that its nationwide median Zestimate error is 1.77% for homes on the market and 7.20% for off-market homes. Median error means half of estimates land within that range and half land outside it. If you have not listed yet, the 7.20% off-market figure is the one that applies to you.

Zillow also publishes metro-level accuracy for on-market homes only. For the San Diego metro, it lists a 1.64% median error, with 89.72% of on-market Zestimates within 5% of the sale price (Zillow, read October 29, 2026). Zillow's page does not show a San Diego figure for off-market homes.

Zillow's Zestimate page explains that the model is a neural network that draws on county and tax assessor records, MLS feeds, home characteristics such as square footage and bedroom count, and market trends (Zillow, "What is a Zestimate?", zillow.com/zestimate, retrieved October 29, 2026).

Zillow also notes that on-market accuracy is measured using the last Zestimate shown before a home goes pending, and that once a home is listed the model can incorporate the list price. In plain terms, the 1.77% figure partly reflects a number the seller and agent already set.

On a $3,000,000 home, a 7.20% miss is $216,000 in either direction. That is a planning error large enough to change which next home you can buy.

Why Do Custom Coastal Homes Miss More Often?

Custom coastal homes miss more often because the features that drive their value are mostly invisible to public data. An algorithm can count bedrooms and square feet, but it cannot see view quality, architectural intent, build quality, or a remodel the County Assessor never recorded. Zillow itself says unreported additions and remodels are not reflected.

Zillow states that accuracy "depends on the depth and quality of available data" and that unreported additions, updates, and remodels are not reflected in the Zestimate. Custom homes in small markets have both problems: few truly comparable sales and many features no database captures.

Here is what tends to get missed in Cardiff, Solana Beach, and Del Mar:

  • Ocean or lagoon view corridors, and whether a view is likely to stay protected
  • Custom architecture, materials, and construction quality versus a tract home of the same size
  • Lot orientation, privacy, topography, and usable outdoor living
  • Remodels and additions that were never reported to the Assessor
  • Micro-location, such as west of I-5 versus east, or walk-to-village versus not
  • Thin comp pools: Redfin counted 14 Del Mar home sales in September 2026 (Redfin Del Mar housing market page, retrieved October 29, 2026)

How Should You Price a Custom Coastal Home Instead?

Price a custom coastal home from recent closed sales in its own micro-market, adjusted feature by feature for view, lot, construction quality, and condition. Treat the Zestimate as a conversation starter only. A careful comparative market analysis plus a candid read of current buyer activity usually gets much closer to the real number.

I came into real estate from architecture and construction, so the part of pricing I care most about is translating what was actually built into terms buyers and appraisers recognize. The checklist below is how we approach it.

Seller Pricing Checklist for Custom Coastal Homes

  • Pull 6 to 12 months of closed sales in your micro-market, not citywide averages
  • List every permitted and unpermitted improvement with dates
  • Document view corridors with photos from key rooms
  • Note anything that limits value, such as easements, bluff setbacks, or deferred maintenance
  • Compare your Zestimate's estimated sales range to the comp-based range
  • Decide on a list price strategy based on what active buyers are doing now

Frequently Asked Questions

Here are direct answers to the questions sellers ask us most about this topic. Each answer is based on the sources listed below, retrieved October 29, 2026. Where a detail depends on your situation, the answer says so, and we are glad to walk through yours in a short conversation.

Is my Zestimate wrong if it is lower than I expected?

Not necessarily. It may be missing improvements or view value, or it may reflect softer comps. Zillow publishes a 7.20% nationwide median error for off-market homes, so a large gap in either direction is common. A comp-based analysis will tell you which way it is off.

Should I update my home facts on Zillow before selling?

Zillow says that correcting home facts may affect your Zestimate and that unreported remodels are not reflected. Updating facts can help, but it will not capture view quality or design, so do not rely on it to set your price.

Why did my Zestimate change after I listed?

Zillow states that once a home is listed, the model can incorporate listing information such as the list price. That is why on-market estimates tend to move toward the asking price.

Do Redfin and other estimates have the same issue?

Every automated estimate relies on public and MLS data, so all of them share the same blind spots for custom features. Compare several estimates to see the spread, then price from closed comps.

How long does a real pricing analysis take?

A custom coastal pricing analysis typically takes us a few days. I walk the property myself and record details on finishes, materials, appliances, and construction so the comparison to recent sales reflects what was actually built.
